Rich serves as the CEO of Arndorfer Custom Homes and leads Arndorfer Construction, the company’s construction division known for its precision framing and execution of high-end custom homes.
Since founding Arndorfer Construction in 2004, Rich has built a strong reputation throughout southeast Wisconsin’s Lake Country for delivering technically sophisticated craftsmanship on complex residential projects, particularly lake homes that require advanced structural knowledge, logistical coordination, and meticulous attention to detail. This depth of hands-on expertise directly strengthens the elevated standards and client experience of Arndorfer Custom Homes.
PAT HIETPAS
President, Partner
Pat leads the pre-construction phase with a strategic focus on land evaluation, architectural coordination, specification development, and detailed estimating—ensuring every home begins with accuracy and a finely planned foundation. Known for his client-first approach, Pat leads with communication and transparency. He ensures clients feel supported and confident in their decisions, knowing he is actively advocating for their best interests.
Pat holds a Master of Science degree with a specialization in Construction Management from University of Wisconsin - Stout and brings a depth of experience from respected firms, including Boldt, Bielinski Homes, Regency Builders, and Scherrer Construction. Pat also maintains both a Wisconsin Dwelling Contractor Qualifier license and a Wisconsin Real Estate Salesperson license, reinforcing his comprehensive understanding of the building process from concept through completion.
Our History
Rich Arndorfer's homebuilding journey began at the age of 12, roofing alongside his grandfather and quickly advancing into custom home framing—many of them complex, rafter-framed lakefront homes that required technical mastery and precision from the start. His entrepreneurial drive, disciplined work ethic, and dedication to building at the highest level shaped more than twenty years of success in high-end residential construction.
Pat Hietpas advanced his career through extensive experience in construction planning, architectural coordination, land evaluation, and estimating, giving him a strong foundation in how homes are thoughtfully prepared, designed, and budgeted before construction begins. Pat grew up in northeast Wisconsin, working alongside his father in the family’s custom home-building business, where he learned the building trades firsthand and developed the strong work ethic that continues to shape his approach today. His background in residential construction, combined with a detail-minded approach, provides an essential balance to Rich’s field-driven craftsmanship and helps ensure each project advances efficiently and in alignment with the overall construction plan.
Rich and Pat’s longstanding professional relationship, shared values, and mutual commitment to excellence in luxury homebuilding ultimately led to the formation of Arndorfer Custom Homes. Together, they united their strengths—master craftsmanship and detailed pre-construction planning—to create a company built on integrity and an uncompromising standard of quality.

KAREN POLZER
Accounting & Finance Manager
Karen works closely with clients and title companies to manage construction draws, contract allowances, and change orders. She also oversees accounts payable and receivable, ensuring subcontractor invoices are accurately reconciled with customer contracts.
She holds a degree in Finance from the University of Wisconsin–Whitewater and brings a strong financial background from her previous experience in the banking industry. Karen has more than 15 years of administrative experience working with two high-end custom home builders, providing a depth of knowledge that supports both clients and project teams throughout the building process.
Karen resides in Sussex with her husband and three boys. Outside of work, she enjoys traveling and is an avid Milwaukee Brewers fan.
